We analyse the legal status of the property, verify whether it is covered by a local spatial development plan, and assist in interpreting the plan’s provisions. We assess the requirements for obtaining a zoning and land development decision and provide comprehensive legal support throughout the application process. Furthermore, we support our clients at every stage of the proceedings to secure an environmental decision.
We provide legal consultancy throughout the process of securing building permits. We draft legal opinions and assist in obtaining the necessary statements, approvals, and permits. Should the need arise during the works for a material departure from the construction design, we support our clients in the process of amending the building permit. We also handle related matters, advising on securing permits for temporary structures or lodging notifications for works that do not require a formal administrative decision. At the pre-application stage, we assist in securing approvals for site development projects or architectural-construction designs
We prepare analyses to determine which structures should be decommissioned. We verify the legal status of such structures and subsequently apply on behalf of our clients for demolition permits, including permits for structures entered into the register of monuments (listed buildings). If the investment is obstructed by structures under the control of third parties, we help determine the feasibility of obtaining a demolition order. In the absence of cooperation from neighbouring property owners, we support clients in proceedings to issue decisions regarding the necessity of entry into an adjacent building, premises, or land. We continuously monitor threats to the construction project and, where necessary, apply for orders to cease further construction works. We also assist in securing permits to resume construction works.
At the final stage of investment implementation, we provide support throughout the process of securing occupancy permits. We assist in preparing all reporting documentation related to the construction phase and draft applications to the relevant authorities. Where necessary, we apply for a partial occupancy permit. Should the construction have been carried out without a building permit, or if a suspension order has been issued, we assist in obtaining the appropriate legalisation decisions.
